Summary

In a major anti-encroachment operation, the Ahmedabad Municipal Corporation (AMC) on 16 May 2025, demolished 292 illegal residential and commercial structures in the Makarba area near Sarkhej. The action follows AMC’s broader crackdown on unauthorised construction across the city. The buildings, which include 258 houses, 28 commercial units, and six other structures, had come up in violation of Town Planning Scheme No. 84. Some were even built directly over an 18-meter-wide road earmarked for public use under the scheme.

According to AMC officials, the illegal construction began as early as 2016 but enforcement was delayed despite prior warnings and notices. The civic body claims that sufficient time was given to occupants to vacate, and notices were served through public display in accordance with the Gujarat Town Planning and Urban Development Act. The body reclaimed nearly 4,000 square meters of encroached land during recent drives.

Residents of Alif Row Houses had earlier approached the Gujarat High Court in Special Civil Application No. 17217 of 2024, seeking a stay on the demolition. They argued that they had been living in the area for years and were not given individual notices. They also demanded alternative accommodation under schemes meant for the economically weaker sections. However, the court declined to intervene, noting that the petitioners were not legal owners and had been provided an opportunity to raise objections during the finalisation of the Town Planning Scheme in 2018. The court referred to a 2018 order that advised similarly affected individuals to apply separately for alternative housing.

The demolition operation was carried out under tight security with over 150 police personnel and 60 AMC estate department staff deployed. Senior AMC officials, including Deputy Municipal Commissioners and officers from the Fire Brigade and Central Workshop, supervised the action. Taluka Development Officer said the operation was necessary as the violators had failed to comply with multiple warnings.

Despite the official justification, the demolition has caused widespread anguish among local residents, many of whom claimed to have bought homes in good faith. "We’ve been living here for 20 years. We paid builders in installments. Now everything is gone," Sabina Bano, one of the affected residents, told ETV. Social activist Ajaz Khan Pathan raised concerns about the lack of alternative arrangements, particularly for families whose houses were built before 2010. “These people had gone to the High Court for relief. Still, over 292 homes have been demolished. We demand that those displaced be rehabilitated,” he said.

This is not an isolated incident. In May 2025, the AMC demolished over 150,000 square meters of unauthorised structures near Chandola Lake. The second phase of that operation is set to begin on 20 May, with eviction notices and surveys currently in progress. As the AMC intensifies its anti-encroachment efforts, tensions between development planning and housing rights continue to grow in Ahmedabad’s rapidly expanding urban fringe.
